The central part of Western Norway centers around the city of Bergen and the Greater Bergen region, Norway’s second largest metropolitan area. The metropolitan area comprising 13 municipalities and approximately 431 000 inhabitants is known for its energy, shipping, and aquaculture industries as well as its proximity to the North Sea.

As a result of the significant maritime sector exposure, a number of important sea-near industrial clusters have emerged in the region. The most important one being Mongstad located about 60 minutes’ drive from Bergen city center. The location is home to Equinor’s main refinery and oil terminal, and due to its short sailing distance to the northern North Sea, it serves as the main onshore supply hub for Equinor’s activities in the region. As per 2021, 22 oil and gas fields across 10 hubs have Mongstad as their main supply base and about 30% of all NCS supply base activity (tonnage) passes through the industrial hub. In recent years, Mongstad has also become an important and innovative hub for new sector initiatives, with potential projects within land-based fish farming, hydrogen production and battery manufacturing to name a few.

ABP is the dominant landlord at Mongstad, with about 841,100 sqm land on lease and 492,100 sqm zoned development potential. In addition to Mongstad, ABP owns strategically located maritime hubs and support facilities at Ågotnes, Åsane and Stord, which is uniquely positioned to capture the high onshore and offshore activity in the region

Mongstad is Norway’s largest supply port in terms of tons over quay, and one of the largest oil and gas ISPS ports in Europe.

Mongstad is located approximately one hour from Bergen city center. The industrial area is home to Northern Europe’s largest offshore supply base (Mongstad Base), Equinor’s main refinery and terminal (Mongstad Refinery Terminal), and the world’s leading center for CO2 capture technology. ABP is the dominant landlord at the supply base, which offers attractive port and storage facilities to its tenants including a 815m deep-water quay. Mongstad is Norway’s largest supply port in terms of tons over quay, and one of the largest oil and gas ISPS ports in Europe. Strategically located, the port operates as the supply base for 23 platforms in the Northern North Sea, including the important Statfjord, Troll, Oseberg and Gullfaks fields. The supply base is home to Equinor and approximately 50 service companies and is operated by Coast Center Base (CCB), offering logistics and port services to the tenants located at the premises. The main tenant is Equinor, with CCB as the second largest tenant. In addition to the land on lease, industrial facilities, and mission critical infrastructure, ABP owns more than 492,100 sqm zoned land ready for development at Mongstad.

Ågotnes

Ågotnes

Located 30 minutes outside of Bergen, Ågotnes is a leading regional industrial cluster, including the main hub for subsea aftermarket activity at the NCS and the chosen location for Greater Bergen Region’s new cargo port (to be moved from Bergen city center).

Across the world, no other place has as much subsea equipment gathered in one geographical location. Two of the largest subsea companies in the world, Aker Solutions and FMC Technologies, run large parts of their installation and maintenance from Ågotnes. ABP owns versatile industrial facilities and offices on long term contracts with leading oil services provider, Aker Solutions.


Åsane

Åsane is located about 15 minutes from Bergen city center and is known as a retail and logistics cluster.

ABP owns MRC Global’s HQ facilities in Åsane, comprising mission critical office, workshop and storage areas that is ideally located to serve MRC’s key customers at both Mongstad and Ågotnes. MRC co-located all business units in the Greater Bergen Region to this new industrial facility in 2016.

Stordbase is located in Eldøyane Næringspark, about 10 minutes from Stord city center. The hub is well positioned for maritime transport routes between Bergen and Stavanger, and its core business includes logistics, base activity, terminal, and harbor services. The business park is neighbor to Kværner’s new state of the art shipyard underpinning the location’s mission criticality.

ABP owns three high quality built-to-suit industrial facilities in Eldøyane Næringspark, fully let to Baker Hughes on a long-term contract. The business park includes a total area of 350,000 sqm with 2,000 meters of sea line and deep-sea quays. The location, facilities and companies present at Stord provide optimal conditions for growth and innovative development.
